I really enjoyed this book. It's definitely going to be my go-to reference when I'm purchasing properties. Although, I wasn't a fan of the reading style of the narrator, but hey, that's just my personal preference. I've listened to a few other books by the 'Rich Dad' series, and I actually preferred the narrator of 'Rich Dad Poor Dad' and 'Cashflow Quadrant'.
The information is valuable, but there are two significant drawbacks:
1) The examples provided are outdated. For instance, the book discusses an investment opportunity in Portland, which happened months after the tragic events of 9/11.
2) Both the writing style and the narration give off a condescending tone, as if speaking to a child. However, this does make one ponder that if individuals who require such simplistic explanations can succeed in real estate, then it should be accessible to anyone.
This audiobook is an excellent primer for those interested in getting started with real estate investing. It serves as a valuable starting point for beginners embarking on their investment journey.
This audiobook offers a wealth of valuable advice, however, I found it puzzling that the author expressed such strong disdain towards drug users. He openly admits to having more sympathy for registered sex offenders than individuals who use marijuana or have overcome drug addiction. As someone who responsibly consumes marijuana and has prior experience in the drug trade, I found this viewpoint quite discouraging. It leads me to question whether other advice provided in the audiobook is based on stereotypes rather than factual information.
If you've already gone through a ton of books about real estate investing, this particular one might come off as too simplistic and repetitive. It's a letdown...
I absolutely adored it. It was such an incredible listen while I was cruising around for work. It really helped me strategize and prepare for my family's financial independence.
I really appreciate the systematic approach to real estate investing presented in this book. It offers a wealth of practical knowledge and valuable tips. My only observation is that it seems to place more emphasis on the process of selecting a property to purchase, rather than providing extensive guidance on property management.
The book predominantly focuses on the various objective criteria and appraisal tools involved in property selection, with a comparatively smaller section dedicated to property management. Nevertheless, I thoroughly enjoyed reading it and would consider it a comprehensive expansion beyond the scope of the Rich Dad Poor Dad series.
Although the author delivers a wealth of information in the book, I can't help but feel that he dedicates quite a bit of time to promoting the book itself. Nevertheless, despite this minor setback, I still consider the book to hold value due to the insightful information it does provide.
